Lawmakers across the nation are debating on what new laws will help foreclosure victims the most. There are a few different solutions that have been put forward such as stopping foreclosures after a year or putting more regulations on subprime lending. However, once the new laws are ironed out, there is no guarantee that it will help those facing foreclosure right now. There are a number of laws that are focused on stopping future foreclosures. They do not offer any relief for those that are in foreclosure right now.

If you are faced with losing your house to foreclosure and you need assistance in stopping the process before the process is completed you should be proactive and take matters in your own hands. You should also attempt to find help outside of government programs and new laws because the new laws will probably take a number of months to take effect and government programs can take several years to assist individuals, you need to search for other alternatives to save your home before it is auctioned off by the bank. While you wait for a government solution, the bank may be ready to auction off your home.

There are many options to save your home to consider before taking the typical options such as a hard money loan or refinancing. The most common workout method for those who are behind on their mortgage is loan workout or modification. A loan workout plan is when the lender or bank lets the homeowner pay back their arrears for within a certain time frame. In the majority of cases, you will pay your normal payment plus any extra interest and late fees. A loan modification will allow the interest rate to be reduced so that the homeowner can have more affordable mortgage payments. This type of loan modification is similar to refinancing because you can get new terms and rates for your mortgage loan.

There is another option that may be presented to you if you have been a victim of predatory lending practices. This can happen if the loan was fraudulent from the very beginning. If you have been a victim of unethical lending practices, you will be able to eliminate the debt and start the loan over again. It will be as though you have a brand new loan. There are many such cases coming out now and any lenders are being forced to forgive all of the arrears and start another loan with more affordable payments. This is a new procedure and there are not many assistance companies that are offering this type of assistance to homeowners that are in foreclosure but this has been a very successful process and has saved a number of homes.

If you are about to be faced with the foreclosure of your home or you might be in danger of missing your future mortgage payments, you must stay in contact with your lender and seek out the help of a qualified and trained professional. There are a number of local governments that provide assistance through taxpayer funded programs and some real estate and mortgage professionals can assist you for a reasonable price. The main thing is to get the help that you need right away.
