If you are one of the unfortunate homeowners who are experiencing the trials and tribulations of foreclosure, help is around the corner.  The word foreclosure has the notoriety of being the worst and most humiliating experience that can happen in the time of this economic decline, but it doesn’t have to be the end of a lifestyle that has taken years to establish.

It will take diligence and a positive attitude to get through the paperwork, embarrassing phone calls and answers to questions you never thought you’d hear, but worry not; there is good news on the horizon.

There are many agencies out there trying to monopolize on the misfortunes of others, and charge ridiculous fees, from overstressed and troubled homeowners, so do your research.  There are free agencies who have obtained grants to help in this time of need, don’t be afraid to reach out to them.

If you haven’t done so, establish a dialogue with your creditor or financial institution.  After all, they are human beings, and could end up in your situation if the tables were turned, so don’t let them make you feel as though you’ve done something wrong.  Let them know you are trying and willing to work with them to get your home returned to you and your family.

One of the words that are important to creditors is forbearance.  What this means is you are agreeing to repay the loan after a certain period of time.  Creditors are familiar with this term, and when the communications lead to this level, they will hear you out and most likely work with you to find a means that is most beneficial to all parties involved.  This gives the homeowner time to save the funds to repay the loan without further loss.  After all, the cost of moving can equal a mortgage payment, so explore your options.

Another conversation you should have with your creditor is to renegotiate your payment plan.  If your income level has changed, and you can prove you are making the proper adjustments to your lifestyle, the documentation provided can help with a positive result in awarding a new payment structure that you must adhere to, and along with a hardship letter, you may see light at the end of the tunnel.

A hardship letter is acceptable documentation for change.  Seek the help of a local agency that specializes in these types of situations.  You may find help by contacting your state’s housing finance agency.  There are many people who have no where else to turn, but these types of agencies specialize in helping homeowners save their property.

Don’t give up because of others experiences.  Every individual will experience something different, so stay positive, and shed your tears if necessary.  All is not lost if you refuse to let it go.
